beginning particularly with leverage information technology to build a brand

that attracts real estate opportunities by first adding value the second making

money to fund perpetual marketing see I didn't see anything about closing deals

yet but third closing deals for pure 100% profit okay a lot of people are

closing deals that basically the money is already accounted for because they've

spent so much money on marketing and the sad part about most that is that most of

them are not even doing the math okay you forgot how much they spent before

they meet up first little two three five grand right so number two okay at number

two of the five elements I'm sharing with you here today relationship since

people have more choices before via the internet it is now more important now

than ever before to have quality relationships at the core of any

business model including flipping homes for a living relationship is key just

showing up this people's property one time you never met them before and then

you're signing a deal and then you're making twenty grand

it's space science okay it's not gonna happen people really really value

relationship more than ever before because on the internet is pretty much a

level playing field for everyone so the one thing that can make you stand out is

the relationship you have with the people the third the third element

on this list is people okay this is a case of the last but not the least if

you're not focused on attracting people that means motivated sellers and

qualified buyers you don't have a business okay most people are focused on

contracts what's the right contract to use what's the legalities of that should

everything that happened once you have a person that you're serving do you forget

that they need to attract people first they forget that this is a marketing

business they forget that at the core of your profits the main cause of you

if you're not focused on attracting people motivated sellers and qualified

buyers personally I prefer you focused on attracting qualified buyers because

that's what the game is missing right now you don't have a business if you're

not focus on attraction marketing okay more importantly your business is not

recession-proof because even if recession hits a game

you're focused on serving the needs and desires of your audience of people will

sustain your business in any economy environment see when your focus on real

estate and all the technicalities in real estate and all of that where even

if you are lucky enough to close some deals

if recession hits you're done because basically your focus was real estate as

opposed to serving people and I know that sound combined but is so true

because it's actually the people that bring real estate to the table they're

the one that sure the motivated sellers are the one that give you real estate so

your focus on the real estate is its off you know you're not going to thrive very

well with that okay number four automation automation is not something

you can afford to frown at in the digital age because time is of the

essence everyone including your your customers your clients all of these

people they want products services and more importantly information delivered

faster easier and simpler right to their smart phone okay their smartphones okay

right to the smartphone so I want you to I need you to pay

attention to that number five the fifth element that I really want to share with

you that I want this to drive all the information I'm sharing with you home is

this is leverage okay and basically the quote says again

getting things done in a more effective and efficient manner in less time money

and resources than it used to be that it used to take is the digital key here is

the digital age key okay you gotta think efficiency effectiveness

all the time that's where leverage becomes very useful if leverage doesn't

get on your priority list okay if it doesn't you be out of business in less

than six months if you aren't out of business already okay so so basically

let me give you a quick review of what we just covered information okay we

talked about the second relationship and then the third people you're not just

gonna have relationship with yourself we're talking about people yes but I

kind of went backwards because this is how you have to set it up in your

business you gotta have information and you can understand that you gotta build

relationships so there's a few automated tools you gotta have in place to be able

to help you automate because that's part of it too right relationship people and

then we talk about automation which is fourth because again you got all of

these five elements and four dollars if you're thinking anything anything

anything on manual okay you will fail it doesn't matter how hard you can work you

can't work against the trend you can't be swimming against the trend you cannot

be swimming against the ocean tired you will lose it's just a losing battle so

the best thing you can do is learn a few new skill sets because we all use

automation you have a smartphone basically you are automated already if

you're watching me on a smartphone you are automated already is basically

learning how to use that in your business and putting that into the first

three elements of that list which is information relationship people those

four three elements fourth element is automation automating the first three

elements basically creates the fifth element leverage okay leverage is key

you have to be doing more with less okay resources

skaars money is not everywhere anyhow anymore any-any whoo you know you have

to pay attention to put activity okay you have to think about how much money

how much time how much resources does it take me to create about $1 right every

square footage must be accounted for something every ounce of second in your

time in your life everything like that must be bringing in money if it's not

you will feel and I mean from day one you don't have any excuse I'm sure the

other gurus would tell you hey you just started just drive four dollars first

well here's the problem you're making more than ten dollars an hour why would

you need to drive four dollars okay if you're driving four dollars you're

wasting ten dollars for every hour okay that you drive that you don't close the

deal and guess what happened to most people that drive four dollars

most people that drive four dollars don't end up as a video testimonial with

your guru they end up not closing a deal ever and cooling on themselves you don't

have to be a part of that statistics you can learn a few skill set just pay

attention to the five elements I just shared with you in this video if you

want to start flipping homes in the digital age for a living you can

actually do that but if you don't pay attention to productivity first you will

lose okay so actually the way I share with you

here right now I mentioned something in that sentence I said you well basically

you're gonna be making money before you actually close deals okay

you gotta think about how you're gonna be making money before you close deals

because by the time you close those first of all you may never get to

closing deals that's number one because the chances are slim to almost none that

you ever close any deal okay so if you're waiting for that before you make

money not you you will run out of resources for marketing okay and when it

comes to marketing marketing is really the core activities that makes you money

in this business that's the core activity that makes you the money in

this business in the business of flipping homes between houses real

estate wholesaling or any type of real estate professional the core activity

that makes you money is marketing okay so when you're marketing when it comes

to marketing is really the survival of the fittest you have to have enough

resources to keep going indefinitely even if you never close a deal

cuz if you wait to you close a deal that may never happen or you know why it

never happen not not because it wasn't gonna happen because you're gonna run

out of resources before it happens okay that's why I average rule to a mix eight

thousand dollars a year and I will realize they all said I never closed a

deal I don't care how many calls they make from Craigslist they never closed

the deal and I recruit oh is right now call in another sir and I realized a

wholesaler another wholesaler is right now and on average calling another

wholesaler on Craigslist and they're both calling each other and the house

that was actually listed was actually fake it was actually in no house just

trying to build that list so they're building a list of a bunch of people

that only have any money - or resources or anything to buy

oh yeah they don't have money resources to buy anything so business you have all

those people wasting time burn any time away wasting money and practicing wrong

old-school marketing strategies that the gurus show them the only people that are

making money in this equation is guess who the Guru okay and guess what the

gurus are selling information they using information they're selling it to you

and they are building their brand so here's what I'm gonna do okay

I'm not gonna tell you to do the same thing the gurus are doing but I want you

to leverage the same things that they have and if you notice in the beginning

of this conversation the first thing on that list was information so yes you

need to build a brand in order to attract some Real Deals there's still

some news clothes wrinkles and this in this environment

however they are mostly closed by the gurus okay so the goose use information

and attract all the deals to themselves I'm gonna teach you how to do the same

thing okay and then they use it to build relationship with the market so

everybody kind of like know who they are already they can google them they can

find out more YouTube they can find them everywhere okay so they're building

relationship you're building a brand right and of course they're attracting

guess what a lot of people how many views do you see on those videos okay

minimum a hundred okay minimum a hundred that you see on those videos right so

when you see a hundred views on those view that's a lot of people being

attracted to their brand and they are building a brand and you hear you over

here you're talking to one person knocking on doors and driving for

dollars and you're trying to dig into that one house hoping that you close the

deal and then you dig in through you never find that person and now two weeks

three weeks have gone and then two three years have gone you have a closed your

first deal right that has to stop today so if you

want that to stop today here's what I'm gonna tell you the first step you want

Today I'm at the dacha and want

to introduce you to my new acquisition.

My dacha is located in the village at a distance of 50 kilometers from the TV tower,

so for receiving television channels, I use a decimetric wave antenna purchased

at a local store.

In principle, it is enough. I mentioned it in one of my videos.

The technical parameters of this antenna

are quite acceptable for receiving television channels in good digital quality.

In several of my previous videos, I've already introduced my viewers

to these digital TV receivers.

It is the reception of digital terrestrial television from the company "BBK".

The model is now in front of you on the screen.

This receiver is a plastic box with a photodetector on its front panel,

and an indicator of standby mode is an LED,

and a usb port for recording on flash memory

of television programs, as well as reading some

video or audio content from it, well, and also static images.

The interface here is simple,

but quite complete, there is an analog output

via RCA connectors and HDMI, and also an antenna input.

Here is attached such a remote.

Somewhat earlier this device was purchased on eBay in 2013

such a tuner, integrated with a Scart connector.

Basically, there is no more interface here only Scart.

This is my first decoder

of the television channels broadcast on the air.

There is also a USB port, but in this device there is an external photodetector.

Connects here miniJack connector.

And also there is on the reverse side both the input and the output of the antenna.

Drivers in California can now opt to have digital number plates fitted to their vehicles, but take up is expected to be low

According to the Sacramento Bee, the new digital plates will cost a pretty penny: the initial purchase price is US$699 ($925) excluding fitting, and there's also a US$7 ($9

30) per month fee. The plates being trialled are made by Reviver Auto, and feature an e-ink display, similar to the one used on the Amazon Kindle

These displays require much less power to operate than LCD or OLED screens, and produce an image that's easily visible in bright sunlight

Reviver Auto's digital number plates include their own battery, processing unit, GPS receiver, and wireless connectivity

The latter system allows drivers to renew their registration without having to step into a DMV (Department of Motor Vehicles) office, or affix registration stickers to their plates

If the car is reported as being stoled, the plate automatically displays "STOLEN", and allows police to track the vehicle, or discover its last known position if the plates are removed

When the vehicle is parked, plate info can be shrunk into the top right-hand corner, and the majority of the display used for messages, traffic alerts, or advertising

Pushbutton Digital Input With Arduino in Tinkercad - Duration: 5:34.

Let's learn how to detect a pushbutton using Arduino's digital input.

We'll create a breadboard circuit and compose a simple program to read the button and control

a single LED.

You can follow along virtually using Tinkercad Circuits,

or optionally grab your Arduino Uno board and a USB cable, along with a breadboard,

a pushbutton, LED, as well as some resistors and breadboard wires.

We'll build upon the basic circuit for lighting up an LED connected to pin 13.

If that's new to you, follow the link to check out that introductory lesson first.

Click Start Simulation to start up the sample program, and click to press the pushbutton.

You can hold down shift while you click to keep the keep the button pressed down, and

click again to release it.

Try it for yourself in Tinkercad Circuits!

Add a pushbutton to your breadboard, straddling the center divide.

One way to be sure you're wiring the switch properly is to connect any two diagonal legs.

Create wires to connect one to 5 volts and one to Arduino pin 2.

That way, when the button is pressed, an electrical connection is made between power and the Arduino

pin.

You'll also need to add a 10K or other large resistor between the Arduino pin and ground.

This is called a pull-down resistor.

It gives the Arduino pin a weak ground connection so the pin is never floating.

Electricity takes the path of least resistance, so when the button is pressed, the pin will

sense the connection to power strongly, and ignore the weak connection to ground.

Without this resistor, the floating pin could be affected by things like static electricity

and give unreliable readings.

Since you're just getting the hang of the breadboard, here's the equivalent free-wired

version of this circuit for comparison.

You can build either way in the Circuits editor, but if you are also building a circuit with

physical components, the breadboard will help your virtual circuit look the same.

Let's compose some simple code to read the pushbutton by opening up the code blocks editor.

Create a new variable named buttonState, then drag out a set block.

In the input category, grab a block called "read digital pin" and place it inside

the "set" block.

Adjust the dropdown to reflect which pin the button is connected to, in our case pin 2.

This line now reads whether the button pin is high or low, 5 volts or ground, and then

sets buttonState to that same value.

Click the Control category and drag out an if then block.

Configure it to evaluate whether buttonState is equal to HIGH using a Math comparator block.

Drag out the Math comparator block into your if statement to check whether our variable

buttonState is equal to HIGH.

We want to turn our LED on if the button is pressed - otherwise, we want our LED to be

off.

Under the Output category, find the "set built-in LED to HIGH" block.

Add two of these blocks to the if statement so that the LED will only be on when the pushbutton

is pressed.

If buttonState is HIGH, set the LED HIGH, else, set the LED LOW.

In the text editor, you can see the Arduino code generated by the code blocks.

In the setup, we use the pinMode function to establish digital pin 2 as an input, and

pin 13 as an output.

You can see the code inside the loop uses a new function called digitalRead() to listen

to a pin's state.

After two more comment lines marked with double slashes, we find the if statement, which evaluates

a condition using comparison operators like greater than, less than, or in out case, "equivalent

to" noted with two equals signs.

If the condition is met, the code inside the curly braces executes, setting the LED on.

If not, the code inside the else statement is executed instead, setting the LED off.

The basic pushbutton circuit and code is available as a circuit starter.

Use it anytime you want to read a pushbutton or other kind of switch with digital input.

Find Arduino starters in the component panel using the dropdown menu.

You can wire up your your physical Arduino Uno the same way as the example we built today,

then copy the code from the window and paste it into an empty Arduino sketch, or click

the download button and open and upload the resulting file using your Arduino software.

This particular sketch is also available in the Arduino built-in examples under 02.Digital

-> Button.

Now that you've learned to detect a pushbutton and use if statements to evaluate its state,

you're ready practice more coding and explore new digital inputs.

How to Prevent and Control Digital Dermatitis or Hairy Heel Warts in Dairy and Beef Cattle - Duration: 6:39.

The effect of lameness on animal welfare and animal performance is costly and

wide-reaching. Whether you're a large-scale livestock operator or a

family pet owner the site of an animal in pain is distressing and must be

addressed. To shed new light on this important issue Zinpro Corporation is

examines the prevention and control of digital dermatitis, a common infectious

foot disease in cattle. Our expert today is Dr. Dorte Dopfer. Dr. Dopfer is one of

the world's most recognized experts on digital dermatitis, which is commonly

called Harry Heel Warts. Digital dermatitis epidemiology was actually my

Master's thesis 20 years ago and the project just kept going on and on and

never really left my dossier and Here I am still doing digital dermatitis

research. We have been looking for alternative and adjunct treatment forms

to prevent and control digital dermatitis for many many years. Hoof bath fluids

that are out there are for example copper sulfate with all the

negative environmental implications of those you don't want to be dumping copper sulfate

for until the end of times on to alfalfa fields until a alfalfa doesn't

grow anymore. Formaldehyde is used extensively in some parts of the world

that has because of its carcinogenic qualities has health implications for

the workers involved in managing those hoof baths. It cannot be healthy for

cows either I think we should be aware of that. So any aid, any benefit in adding

preventive measures would be very welcome.

Having known the team at Zinpro for many years because as you know

we've been in interaction for many years. One day they claimed this idea why not

try a particular formulation and there it is part of what the Zinpro intellect

has it is nothing that we developed, but why not try this to to create this skin

pathogen border in a more resilient form. Because you had indications from other

trials that this might be an option since digital dermatitis has their skin

pathogen water disrupted if we could prevent that from happening it would be

beneficial for the cows claw health.

Since the interaction between skin and bacteria under very unfavorable

hygienic conditions as part of this pathogenesis of digital dermatitis

anything that would make that skin pathogen border more resilient towards

infection would be very welcome. We were about to give up when we thought okay

we're going to mimic what the farmers really see when they walk their their

cattle while they're in head gates and this is something that a farmer does

on a routine basis or should be doing the so called pen walks. So while

walking behind the feet we scored what type of lesions terms of acute active

lesions and chronic lesions were visible even through the normal manure feet that

you have you know visible during during those pen walks, and tallied them for 16

weeks with weekly pen walks. And in pre-breeding heifers actually totals

where the youngest animals we ever tried and we're surprised that there were

actually significant differences in prevalences of first lesions. First and

recurrent lesions between the treatment and control. This is why we're here today

I guess to document that we have found this difference and to discuss further

what the impact of that finding is.

What I would hope to see in terms of a change might be different from what

reality tells us, but I think we are drawing increasing attention to these

pre calving heifers that are currently really not watched over well when it

comes to claw health. So if we could already focus on them as an investment

for their first lactation and make them come into their first lactation even

healthier in terms of claw diseases that would be beneficial for their productive

lives and I believe that where we're heading to is drawing more attention

typing them, producing proper records even before they ever calves talking and

discussing the possibility of having properly designed and dimensioned hoof

bath that are strictly managed you know in a stubborn way in a well-designed way.

Together with other preventive measures where for example a feed supplement

could play a role and I think we are moving towards this integrated

prevention and control strategy that comes even as early comes in and starts

as early as calving of calf age. Thank you for watching this episode of

The Sacramento Bee reports that the Department of Motor Vehicles is teaming up with the digital plates' maker, Reviver Auto, to begin marketing them for sale at auto dealerships

Sacramento last week became the first city to agree to test the plates, taking a shipment of 24 plates for its in-house vehicle fleet

Advertisement Dealerships are expected to sell the plates for $699, not including installation costs

My name is Thomas Valjak, I look after the large format print business for Hewlett-Packard

for Europe, Middle East and Africa.

The HP Latex L 3800 printer is the most industrial solution that we produce so far to industrial customers

that are looking for high volume print applications.

It's specifically designed for industrial manufacturers who look into capturing the benefits of digital

print versus the analog technologies that they use today.

Those customers include floor laminate producers, window-blind manufacturers

wallpaper manufacturers and others. so this solution has been designed

specifically to integrate with an existing customer workflow exacting

large jumbo rolls of up to 1.2 meters in diameter

1200 kilograms of media to enable unattended, long run printing on all

What we've also done is we printed using AVA software on our drapes and then would wash them and they've all been printed with Latex inks on HP 570.

AVA's beneficial in many ways... the colours that you can get with your

machines are great with AVA. Also if you want to have different colorways it's

very simple so you could if you are potential printer, designer and go into a

retailer you can have many different colorways just at the click of a button

I think that's very beneficial.

It's been an exciting week we had many, many customers come in from all over the region looking at what can be done with

digital print, what kind of technologies are available and for us as a vendor

it's a great platform to stay in touch with customers and also introduce the

latest technologies that can help them
