- Hey, I'm Will Wyatt, a broker

with AQUILA Investment Services.

Today, we're going to to talk

about real estate investment services

and hopefully I can answer any questions you may have today.

(instrumental music)

Basically, an investment services broker

is gonna help you buy or sell a property.

We can help you sell a property,

we can also help you identify and purchase a property

whether it'd be land, office, industrial, or multi-family,

we'll help you find the best value for your property.

(instrumental music)

Anyone looking to sell or purchase property in central Texas

should be using an investment services broker.

We work across all product types.

I primarily focus in land site selection work

when it comes to buyers, normally, I'm

focusing on office, multi-family,

and industrial type assets.

No matter where you are on the spectrum,

we can help you identify a property that works best for you.

Whether you're buying or selling a property,

it's always good to connect

with the investment services broker sooner than later.

Everybody knows Austin is hot right now,

and the last thing you wanna do,

is be on the outside looking in,

so the sooner you can get us involved in the process,

the quicker we can find an opportunity for you.

Even if you're not ready to buy or sell your property,

it's always good to connect with investment services broker.

It's better for you to involve us early,

so we can learn and create, identify strategies,

that can help maximize the value of your property.

You simply, you just want somebody,

that knows what they're doing.

Purchasing a commercial property isn't a easy process,

just trying to identify a property purchase

is difficult too, so it's always good

to have investment services broker on your side to help you

along the way through the process,

and make things a little bit simpler and easier for you.

Most investment services brokers are specialists.

We can provide more value than just the transaction itself.

When it comes to sellers, we know the market,

and we can provide creative strategies that help you

increase the value of your property.

We market the property on all major listing services

with up-to-date, appealing marketing material

produced by graphic designers

and professional photographers.

We even sometimes include aerial-drone shots

in virtual tools.

For buyers, discovering opportunities that

aren't really easily seen without the help of brokers,

is what we do, and quite frankly,

it's one of our greatest assets,

our ability to find off-market opportunities.

Here at Aquila, we have one

of the best marketing research departments

in the entire city.

What that allows us to do for our buyers

is to provide up-to-date intel,

that helps them understand the value of a property.

We never want our buyers to pay more than they have to.

(instrumental music)

it is important to know that a broker

is not paid until a property transacts.

In Austin, brokers are generally paid a fee by the seller.

This fee is generally calculated as a percentage

of the fee of the sales price.

Brokerage fees for the sale of property,

vary from market-to-market.

In Austin, a typical fee varies based

on the final price and the type of asset.

For improved properties such as existing office, retail,

and industrial buildings, the commission generally

ranges from two to six percent depending on the sale price.

The higher the sale price, the lower the percentage.

For land, the fees range from three to six percent,

again depending on the sales price,

and sometimes there are exceptions to this,

but typically those are negotiated in the listing agreement.

I hope this answer your questions

about Aquila investment services.

If you have any more questions, definitely reach out,

or you can visit our AQUILA Learning Center.

Looking forward to talking to you soon,

and remember, no one knows Austin better than AQUILA.

Faith-based family violence services pledge support for LGBTI clients - Duration: 2:56.

This has come out of one of the recommendations from the Royal

Commission into Family Violence that noted that faith-based organisations

that are funded by state government can actually legally discriminate against

lesbian, gay, bisexual, trans, gender diverse and intersex communities. So today, it's very

exciting, today ten of those faith-based organisations are signing up on a plaque, on

a statement, to say that LGBTIQ people are really welcome to their service.

In our game of delivering services we have a history of doing harm in the name of doing good

that to my mind is actually our biggest risk in community services.

I have my own religious background and you know I think a lot of the queer community has

experiences where we're not welcomed by religious institutions or organisations.

We're placing ourselves front and center in this statement. We're not

going to assume that people think 'are they/aren't they inclusive'.

It not only makes sense for us to provide inclusive, non-discriminatory services; its our mandate. Its the core of who we are.

Let us pray for a time when discrimination will be blotted out from our world

and a time where true peace will dwell among us.

'Get on board!' is what I'd say to other faith-based organisations.

It's not enough to think that you provide inclusive services; you've really got to

demonstrate that all the way through. And you've actually got to talk to people

about their experience and learn from those experiences and that's been a

really important part of our journey.

What we're seeing today is that people on the ground delivering services want to do the right thing; they want to

provide quality services to the whole community and that means welcoming in

LGBTI people. So we see people of faith making real positive change while we

wait for the law to catch up and I think that's a wonderful thing.

It's not just about putting up a flag and making a statement; these organisations are actually making

a commitment to actually improve their service, understand, look at Rainbow Tick

accreditation within their organizations.

Learn how Rockets of Awesome is using our Commerce Services Complete Fulfillment, Delivery & Returns - Duration: 1:54.

So Rockets of Awesome is a personal shopping service, and vertical apparel brand for kids.

what that means is that we have a design team in our office in New York City that is designing

a full apparel line for boys and girls, sizes three to 12

so the opportunity that we see in the market is that, it's a $45 billion market in the US

and it was really important for us that we delivered that trifecta of style and quality and value.

And so, what we recognized was that kids are growing out of their clothes

we're replacing an entire dresser for our kids every season. And so,

could we take the preferences from their kids and from the parents and be able to deliver

a personalized assortment of clothes into our customers' homes at the beginning of every season?

the end to end experience for the customer is critical. It's what we obsess over. And

we wanted to make sure that the return process was also as seamless as possible.

you know, ultimately, what we're trying to do Pitney Bowes and with Newgistics

with them as partners, how do we do that seamlessly? How do we do it efficiently?

and really optimizing for the time

that it takes a product to get out and then back to the warehouse so that

we can use any products that customers return that are returned in

perfect quality to go out to the next customer.

we actually couldn't deliver that feature to our customer before they were a partner.

so working with Newgistics, now Pitney Bowes, has been

really seamless and kind of magical.

You know, I think that as a team, we have a full team meeting every week and

you know months in, one month in, six months in

really looking to them as such tremendous partners who have

not only made our operations much more seamless,

, but made our customers experience really exceptional.
